Economic Development

A priority of this office is to promote and enhance economic development in Pike County and to ultimately increase wealth in our region. The claim can be made that community development and economic development go hand-in-hand and that community development programs will naturally have an impact on economic development. Pike County, Ohio, is classified by the Appalachian Regional Commission as “distressed” and the unemployment rate for Pike County is the highest in the state. The Pike County Office of Community and Economic Development hope to reverse the economic hardships of our community by attracting businesses to Pike County and also helping established businesses expand.

Pike County DOE Sites

Big Run Road, Piketon, Ohio 45690

Three sites totaling 80 acres are available at the former Portsmouth Gaseous Diffusion Plant at Piketon, Ohio.  The available sites are located in the southeastern portion of the plant property.  Site 1A is approximately 30 acres and is the furthest north. Site 1B is approximately 30 acres and is south of 1A.  1A and 1B are separated by approximate 8 acres to be retained by the DOE for right of way for a natural gas line and other considerations. Site 1C is approximately 20 acres and is south of 1B. 1B and 1C are separated by DOE site roadway Hewes Avenue.  An interactive GIS map with a variety of basemaps and layers, including utility locations, can be found at this link:

The entire site totals 3,777 acres, and the former Portsmouth Gaseous Diffusion Plant occupies about 1,200 acres.  The facility was decommissioned in 2011, and additional acreage will become available as demolition and clean-up of the site progresses.

Zahns Corner Industrial Park Pike County 50 Acre Site

450 Industrial Park Drive, Waverly, Ohio 45690

This 50 acre lot is in the Zahn’s Corner Industrial Park  which is located southeast of Waverly.   The park is located within 4.5 miles of two four-lane highways, US 23 and OH 32. CSX Transportation has developed a plan for rail siding into the park from its adjacent mainline. All utilities are on site, and an AEP 138 vK line crosses through the park. The site is in an attainment Zone.  Additional property is available at the adjacent Pike County South Central Ohio site.

Pike County South Central Ohio Site

279 Industrial Park Drive, Waverly, Ohio 45690

159.29 acres of industrial land available adjacent to the Zahn’s Corner Industrial Park just outside of Waverly, Ohio. Additional property is available that is adjacent to thisSite. Located near SR-32 & US-23 intersection with great access to Cincinnati, Charleston, Columbus, and all points Midwest. Utilities at site. An additional 50 acres adjacent to the southern border of the site are available.  Site previously had a rail spur and could be reinstalled.

Waverly Pike County Kiln Complex

This site has 800,000 board feet of kiln space,a 110,000 sf warehouse, a  200,000 sf  warehouse, and two 600 horsepower boilers

Pike County Manufacturing Center – Site

250 acre Site with 100 acres available expandable to 150 acres. Will build building to suit on site.
